Why You Need Your Own Agent
The builder's agent works for the builder
The on-site sales agent represents the builder's interests — not yours. Having your own agent costs you nothing extra and gives you someone in your corner.
Builder contracts are not standard
New construction contracts are written by the builder's attorneys and heavily favor the builder. I review every clause and negotiate on your behalf.
Incentives are negotiable
Builders often offer rate buy-downs, closing cost credits, or upgrades — especially on spec homes or at end of quarter. I know how to ask for them.
Inspections still matter
New doesn't mean perfect. I recommend an independent inspection at framing and at final walkthrough to catch issues before you close.
Warranty review is critical
Builder warranties vary significantly. I help you understand what's covered, for how long, and what your rights are if something goes wrong.

Register with Me First
Before visiting a model home or signing anything, contact me. In most cases, you must register your agent on your first visit — you can't add representation after the fact.
Choose Your Lot & Plan
I'll help you evaluate floor plans, lot premiums, and community amenities. Some lots and plans are better investments than others.
Contract Review & Negotiation
I review the builder's contract in detail, explain every clause, and negotiate incentives, upgrades, and terms on your behalf.
Construction Phase
I'll help you schedule a framing inspection with an independent inspector before drywall goes up — when issues are easiest and cheapest to fix.
Final Walkthrough
Before closing, we do a thorough walkthrough with a punch list. Every item should be resolved before you sign.
Closing & Warranty
I'll review your closing disclosure, explain your builder warranty, and make sure you know exactly what's covered and for how long.
